Conditions of Use

A more comprehensive list of our full Terms and Conditions and COVID-19 Update is available on our web site as a separate menu link. Guests who make reservations via the 3rd-party booking platform on our website acknowledge that they have fully read, understood and will comply with the Terms laid out therein. A separate PDF copy of these terms and Conditions will be provided on request.

Check-In and Departure:
Standard Check-in is 3pm and Check-out 10am. Times may alter during peak holiday season, but Guests will be advised in advance when this applies. Times are normally strictly applied but may be negotiated depending on season, demand and cleaner schedules.

Cleaning:
Cleaning charges included in the cost covers a standard clean, laundering and bedding change over. It doesn't include cleaning of excessively sandy/muddy floors, laundering stained linen, cleaning/putting away dishes or cleaning greasy ovens/BBQs. Please follow the Check-out Sheet on the fridge and avoid leaving the house excessively dirty as additional charges from our cleaners WILL be deducted from your security bon

Number of Guests:
Additional guests exceeding those confirmed in the booking are not allowed without prior agreement from the Hosts and the maximum occupancy is also strictly applied. Additional fees WILL be charged for extra guests and, in some cases, eviction and full loss of Security Bond applied if it is found or suspected with reasonable cause that the occupancy limit has been breached. Linen is also only supplied for the numbers booked. Where more beds than expected have been used without just cause, an additional guest charge will be deducted from the Security Bond.

Parties, Functions & Disturbances:
These are strictly prohibited. We're in a residential area with permanent neighbors and do not allow social functions and activities of any kind (including parties, functions, buck's/hen's nights and any group gatherings where the guest limit is exceeded). Use to the contrary or noise complaints received from neighbors will result in immediate removal from the property and forfeiture of the Security Bond. Guests should also respect the comfort of our permanent neighbors by limiting excessive noise between 10:00pm and 7:00am

Smoking:
Smoking and Vaping is strictly prohibited both inside the property and on the balcony. Please dispose of butts properly, not in waste bins, gardens or lawns.

Pets:
Pets are only permitted by negotiation and are limited to ONE dog with an additional fee to be paid and strict Terms and Conditions applied. Guests must either check and pay the Pet Fee when booking or subsequent to approval by the Hosts and must provide details of the pet in the "Special Requests" section of the booking form. Pets must be kept off any furniture and bedding, barking dogs will not be tolerated and all droppings must be contained in bio-degradable bags and placed in the green waste bin. Any unauthorized pet found to be on the property will result in immediate eviction of all guests and loss of Security Bond.

Other:
Before your stay, you should receive an email copy of our T&Cs along with some other information about the property and your stay. 

Amenities Note: We are a holiday house rental, not a fully catered Air BnB. As such, guests should be prepared to bring any essentials not specifically listed, such as perishable foodstuffs (including milk), personal toiletries such shampoo, conditioner and toothpaste, or washing machine powder. If in doubt, please bring or contact us.
