Conditions of Use

If you are unable to access the island by boat due to bad weather or equipment failure, you will not be charged for those days when access is not possible.  No further compensation will be payable for alternative accommodation, flight changes and the like.
If you are unable to depart from the island due to bad weather or equipment failure, there will be no further accommodation charges.  No compensation will be paid for any resulting losses or expenses pursuant to being stuck on the island.  Insurance is recommended.

The water taxi skipper will have sole discretion to cancel (or not) any trips to the island based on wind weather. Cancellation will only be based on safety grounds and the the water taxi will operate whenever it is safe. Rain does not prevent the water taxi from operating.

There will no refunds or compensation payable if you cancel your booking prior to arrival or if you leave the island during your stay and cannot return to the island for whatever reason.

Damage & Liability
•    If any items are damaged or broken beyond reasonable wear and tear during your stay the cost of the replacement or damage will be charged to the guest.
•    If extra cleaning is required due to neglect or the house left in an unreasonable state, this extra cost will be charged to the guest.
•    Parties are not permitted and you may be asked to vacate the premises and have your booking immediately cancelled if a party is in progress or an excessive number of guests are present, that should not be at the property.
•    Guest numbers are limited to 10 people
•    This is a non-smoking property, please ensure you smoke outside and away from the house and that smoke is not blowing back into the house via open doors or windows. Please ensure you dispose of cigarette butts safely.
A cleaning cost of $250 will be charged to your account if this is not adhered to.
•    No pets are permitted on the island at any time due to the seabird colony. The water taxi will not transport any animals.
•    Camping is not permitted at any time.
•    Fires are not permitted outside due to extreme fire risk in the seabird colony. Fires may only be lit in the indoor fireplace. If a fire is lit outside it will result in immediate cancellation of the booking with no refund (residents in Coles Bay report any fires they see to the local CFA which has significant implications for our ongoing operations)
•    The island can be subject to high winds. It is the responsibility of the guest to ensure that objects that could blow away (eg bean bags)  are not left out and that doors are controlled to prevent slamming. In strong winds children should not operate doors at all.

Your Agreement:

Providing the full payment confirms your reservation and will indicate that you agree to the above terms.
Guests staying in our holiday premises do so at their own risk. The owner and operator and their Directors accept no liability for any loss, damage to property, personal injury or illness. You agree further to indemnify and to keep indemnified Picnic Island Pty Ltd, Newton Brown Super Fund and their employees, against liability to any person arising under or in right of you in respect of any loss or damage arising out of or in consequence of your participation in the use of the premises.
